Vermiculite & Attic Insulation Removal in Surrey
Vermiculite insulation removal in Surrey is the safe extraction of loose, grey-brown attic insulation that is highly likely to be contaminated with asbestos. Virtually all vermiculite sold in Canada before 1990 came from a mine in Libby, Montana that had a large tremolite asbestos deposit running through it — Health Canada's position is to treat all pre-1990 vermiculite as asbestos-containing. We remove it using HEPA vacuum extraction under sealed containment so no fibres migrate into the living space below, then dispose of it at a certified facility with full documentation.
Vermiculite is a naturally expanding mineral that was sold across Canada as loose-fill attic insulation under the brand name Zonolite from the 1940s through the 1980s. It looks like small, accordion-textured grey-brown pebbles or flakes — distinctly different from fibreglass batts or blown-in cellulose. It was popular because it was easy to install, had decent thermal performance and was aggressively marketed. Tens of thousands of Canadian homes received Zonolite insulation, including a large number of older homes in Surrey's established neighbourhoods: Newton, Guildford, Cloverdale, Fleetwood, South Surrey and City Centre all have significant stocks of pre-1980 housing where vermiculite is still sitting undisturbed in attics.
The problem with Zonolite — and the reason Health Canada has issued explicit guidance about it — is the Libby Mine contamination. The W.R. Grace mine in Libby, Montana, which supplied the vast majority of North American vermiculite for decades, had a large natural deposit of tremolite asbestos running through the same ore body. Tremolite is one of the more hazardous asbestos fibre types: it's extremely thin, highly durable in lung tissue and strongly associated with mesothelioma. The contamination wasn't disclosed for years. By the time the mine was shut down in 1990 and the full extent of the contamination became known, millions of bags of contaminated insulation had already been installed in attics across Canada.
Health Canada's current guidance is unambiguous: treat all pre-1990 vermiculite insulation as if it contains asbestos, because the statistical probability that it came from Libby is very high. This means you should not go into an attic that contains vermiculite without proper respiratory protection, should not store items there, and should not allow any trade — electricians, HVAC contractors, insulation installers — to work in the attic until the material has been tested and either cleared or removed. A regular shop vacuum will exhaust fibres straight back into the air; do not try to clean it up yourself.
Our vermiculite removal process is designed to keep every fibre in the attic and out of your living space. We seal the attic hatch and all penetrations between the attic floor and the rooms below with poly sheeting. HEPA-filtered negative air is established in the attic to contain any disturbed fibres. The loose vermiculite is extracted using industrial HEPA vacuums that capture fibres rather than recirculating them. All material is bagged in certified asbestos waste containers and removed from the site. After extraction, every surface — joists, rafters, the attic floor — is HEPA-vacuumed and wet-wiped. Air clearance sampling confirms the attic is clean before our containment comes down.
Once the vermiculite is gone, your attic becomes fully accessible again. This is the point where many Surrey homeowners take the opportunity to re-insulate with modern spray foam or blown-in fibreglass, dramatically improving the home's energy performance. If you're planning that upgrade, let us know — we can advise on the correct sequencing so the new insulation goes in on a clean, certified-clear surface.

When you need this service
Before any attic work or re-insulating
Adding insulation, running new wiring or ducts, installing pot lights — any attic work that disturbs vermiculite must be preceded by proper removal. Don't allow trades to work up there until it's been cleared.
Pot lights, wiring or HVAC upgrades
Drilling through an attic floor containing vermiculite sends fibres directly into the rooms below. Electricians and HVAC contractors regularly disturb vermiculite without realising it. Remove it first.
Selling or buying an older home
Vermiculite is increasingly flagged in home inspections. Having a documented removal and clearance certificate removes a major negotiating point and protects both parties from future liability.
Energy efficiency upgrades
Many Surrey homeowners undertaking energy retrofits discover vermiculite when planning insulation upgrades. Remove the vermiculite first, then re-insulate with modern materials that actually meet current thermal standards.
How we handle it
- 1
On-site assessment & sampling
We come out, look at the material, and take samples of anything we suspect contains asbestos.
- 2
Accredited lab testing
Samples go to a certified lab. You get a clear answer on what is and isn't asbestos before any removal happens.
- 3
Sealed containment & removal
We build proper containment, run HEPA-filtered negative air, and remove the material without spreading fibres.
- 4
Safe disposal
Everything is double-bagged, sealed and hauled to a certified disposal facility with full documentation.
- 5
Clearance testing
Independent air testing confirms the space is clean, and you get written clearance so you can renovate with confidence.
