Mold Testing & Inspection in Surrey, BC

Mold testing in Surrey is how you find out whether a stain, a smell, or a leak you already fixed has left an active mold problem. Looking at a dark patch does not tell you the species, how far it has spread, or whether the air in the rest of the house is elevated. We inspect, map moisture, take air and surface samples, and send them to a lab. You get a written result that says what was found and whether removal is actually warranted. Testing is the diagnosis. It is not the cleanup.

The Lower Mainland is a damp place to own a house. Winter indoor humidity, single-pane corners that sweat, bathroom fans that dump into the attic instead of outside, and crawl spaces with no real vapour barrier all show up on mold inspections from Newton bungalows to White Rock cottages. A lot of what people call mold is condensation on a cold wall. Some of it is a slow leak that has been feeding the back of the drywall for months. The inspection is there to tell those apart before anyone starts tearing.

Colour is a bad guide. Cladosporium on a window sill from winter condensation often looks black. So does Stachybotrys on the paper face of drywall after a long leak, and so does ordinary dirt. 'Black mold' is a headline, not a lab result. Air samples compare the complaint room with a control area or the outdoors. Surface samples, swabs or tape lifts, go on visible growth so the lab can name what's actually growing. Moisture meter readings tell us whether the material is still wet, which is the part that decides if it will grow again.

Testing earns its keep when you can't see the answer. A musty bedroom with clean walls. A home you're buying in Guildford or Burnaby where the inspector flagged staining. An insurer who wants species and location in writing. A basement suite that smells fine until the heat comes on. If the growth is obvious, the leak is known, and the wet area is small, we'll say so and point you at remediation instead of selling you samples you don't need.

A mold test does not diagnose an illness. It tells you whether spores are elevated compared with a control, which types the lab identified, and which building materials are wet or colonized. That is the information a remediation scope, a buyer, or an adjuster can actually use. If someone in the house is sick, that conversation belongs with a doctor. Our report stays on the building.

When you need this service

A smell with no obvious source

Musty air in a bedroom, closet, or basement and nothing you can point at. Air sampling plus a moisture survey finds whether the problem is hidden growth, a wet cavity, or just a ventilation issue.

Visible growth and you want it confirmed

A patch on drywall, window trim, or attic sheathing. A surface sample names it. The moisture reading tells us if the material is still wet, which matters more for the repair than the species name.

After a leak that was 'already fixed'

The plumber stopped the water. The ceiling stain dried on the face. The cavity can still be wet, and growth on the back of the board doesn't show until someone cuts in. Testing after a leak is how you know whether drying was enough.

Buying, selling, or an insurance file

A lab report beats a guess in a negotiation or a claim. We document where we sampled, what the lab found, and what we'd do next, so the next person isn't arguing from a phone photo.

How we handle it

  1. 1

    On-site assessment & sampling

We come out, look at the material, and take samples of anything we suspect contains asbestos.

  2. 2

    Accredited lab testing

Samples go to a certified lab. You get a clear answer on what is and isn't asbestos before any removal happens.

  3. 3

    Sealed containment & removal

We build proper containment, run HEPA-filtered negative air, and remove the material without spreading fibres.

  4. 4

    Safe disposal

Everything is double-bagged, sealed and hauled to a certified disposal facility with full documentation.

  5. 5

    Clearance testing

Independent air testing confirms the space is clean, and you get written clearance so you can renovate with confidence.

Why choose Surrey Asbestos Pros for mold testing

  • We separate a moisture problem from a mold problem before recommending demolition
  • Air samples are compared with a control, not read in isolation
  • Lab results name the mold. We don't call everything black mold
  • If you don't need testing, we'll say that and scope the cleanup instead
  • Reports are written so a buyer, seller, or adjuster can follow them
  • Same local crew that handles the remediation if the results say it's needed

FAQ

Mold Testing FAQs

How do I test for mold in my Surrey home?

A proper mold test is an inspection plus samples, not a glance at a stain. We look for the water source, meter the wet materials, and take air samples and surface samples where growth is visible or suspected. A lab identifies what's there. Colour doesn't tell you the species, and a musty smell with no visible growth is exactly when air sampling earns its keep.

Can I tell if it's black mold just by looking?

No. Lots of molds look black, including common ones that grow on window sills from winter condensation. Stachybotrys, the one people mean by black mold, usually shows up on chronically wet drywall or wood, and a lab has to confirm it. Treat any visible growth as a moisture problem first. The species comes from the sample, not the paint colour.

Should I test for mold or just remove it?

If growth is obvious, the water source is known, and the affected materials are limited, remediation can start without a big sampling program. Test when the source is hidden, the smell has no obvious spot, you're buying or selling, an insurer wants proof, or someone in the house is reacting and you need to know whether the air is elevated. We'll tell you which one fits before we book the work.
